POSITION TITLE:            Residential Lender

SUMMARY:
Originates and services real estate loans and overall responsibility with the real estate loan portfolio.  Involved in cross-selling bank services and sales referrals.  Shares responsibility for loan compliance issues in department with a more active role in the residential real estate compliance area.  Involved in the regulatory guidance areas for all residential lending and working with immediate supervisor to support the overall goal of meeting on going regulatory compliance in this area of lending.  Provides internal customer service by assisting other Loan Department staff.  Performs duties with minimal supervision


ESSENTIAL DUTIES AND RESPONSIBILITIES include the following:

  1. Originate, service, and monitor real estate loan accounts within established loan policy guidelines.
    a. Interviews loan applicants. Collects, analyzes, and inputs financial and related data to determine general creditworthiness of the prospect and merits of the specific loan request.

    b. Establishes, and negotiates where necessary, terms under which credit will be extended, including costs, repayment methods and schedule, and collateral requirements.

    c. Monitors current creditworthiness of existing customers and loans. Collects and analyzes information through direct inspection of the applicant’s business and/or collateral, review of financial reports, personal interview and other means.  Follows departmental procedures to report and/or collect problem accounts.  Reviews and approves overdrafts.

    d. Improves bank profitability by generating Service Fee Income and increasing FNMA loan relationships.

    e. Develops material for and makes loan presentations to Loan Committee, when necessary. Serves as an active member of the Loan Committee.

  2. Provides supportive knowledge of both state and federal regulations on residential lending compliance to be shared with all residential lenders and centralized processing personnel. Being active in the discussion of regularly scheduled real estate committee meetings and strive to ascertain leadership qualities in this area.  The position requires taking an active and supportive role in the quality assurance program for the bank’s Fannie Mae Portfolio.

  3. Calls on potential or existing customers to develop new business and increase or retain existing business, including cross-selling and sales referrals.

  4. Undertakes special projects relating to the department services as assigned by senior loan officer.

  5. Provide guidance and serve as a consultant to other bank personnel regarding compliance and regulations.

 

List of Major Duties and Responsibilities, including but not limited to the following:

    1. Compliance with banking industry regulations; federal and state statues and applicable bank policies. An emphasis will be in the area of residential lending.  The position requires an open working relationship with centralized processing, immediate supervisor, SLO, Director of Loan Operations, and the President/CEO in an effort to support the common goal of maintaining a regulatory compliant area for residential lending.

    2. Satisfactory sales production.

    3. Quality service delivery and positive customer and community relations.

    4. Timely identification and collection of past-due accounts.

    5. Maintain a quality loan portfolio.


NATURE AND SCOPE: 
Work requires an extensive knowledge of a particular field.  Involves the exercise of judgment in the analysis of facts or conditions within the specifications of standard practice.  Requires occasional supervision while working toward a definite objective using a wide range of procedures.

SUPERVISORY RESPONSIBILITIES:
This position requires no supervision of others.

 
QUALIFICATIONS:

Education and/or Experience:

College degree with basic knowledge or training in business, finance or accounting.  Over 3 years credit or banking experience.

Communication Skills:

Communicates professionally, both orally and written.  Ability to identify customer needs.

Mathematical Skills:

High School Basic Math.  Ability to comprehend simple mathematical calculations such as adding, subtraction, division, calculation of interest and any other skills as needed.

 Technical Skills:

Proficiency in the use of:  personal computer and printer, as well as copy machine and fax machine.

Reasoning Ability:

A high level of interpersonal skills to conduct productive interview sessions with applicants.  The analytical ability to conduct an analysis of an applicant’s credit status and recommend alternatives where the analysis reveals an insufficient financial posture.  Also, must exhibit listening skills for customer referrals.

Certificates, License, Registrations:

Credit Life/A&H Insurance License.
